Rooms come with Full  Foundations, installation,  fully insulated, French/Sliding doors, electrics, Plastering, heating, flooring and ready to paint.

Aluminium glazing upgrade £600 just french door/£800 with window  (So aluminium instead of UPVC,Based on French door/window) – Aluminium simply looks a bit smarter and has colour coded handles and is the same colour inside and out –*** Sliding door can be expensive in Aluminium so POA

Cedar cladding £110 sqm + VAT

Siberian larch cladding (Yellow/light brown timber in pictures) vertically clad with no joins £70sqm + VAT

Treated shadow gap(same profile as cedar/larch in pics) softwood 18mm cladding painted in black/colour of your choice (to create a more upmarket ‘Black box’ £30sqm + VAT

Cladding can be mixed, as in you could have the standard cladding on the sides or rear where there not as visible and more expensive options to the front/side elevations – we specialise in creative cladding so we can come up with bespoke designs to your taste

Cladded roof overhang £850 + VAT (additional spotlights within £50 each) + cedar/larch cost(if applicable)

Samsung Wall Mounted Air-conditioning - Heats and cools £1150+ VAT (Instead of Radiator and far more efficient) (£1350 + VAT WiFi enabled)

Additional internal spotlights £50 + VAT each

Additional sockets (ethernet or power) £50 + VAT

Outside double socket £100 + VAT
